3 things I do differently that helps my buyers success in this market. 

 

1. I know how to write an offer and communicate it to the seller in a way not to only stand out but also make the seller believe that choosing your offer would be of their own best interest (without making insane overpriced offers and wasting all your hard earned money). Presenting your offer and communicating with the listing agent even before writing an offer and keeping consistent communication until the deadline is the only key to succeed in this market. Unlike other agents who put an offer and forget about them, I put my full focus and dedication with every single offer I write and follow up on it daily with the listing agent to remind them about the strengths of your offer and keep myself and you updated with the other offers they received.

I hear it all the time from other agents that only reason they decided to go with my client's offer was because me communicating how my client's offer is the most secure one for them or because at the last minute I found out that raising our offer price for a couple thousand dollars would make ours the winning offer.

2. I am the best at negotiating,  in this market you can't negotiate at front, as most houses get multiple offers. Though once your offer gets accepted and I put them under a contract, we do an inspection, that's when we start the negotiations. And trust me we know how to handle negotiations from there.

3. Each house is unique. The knowledge I will provide about the condition of the house, risks, possible repercussions and the cost of future repairs, the knowledge of the area, neighborhood, amenities, schools is invaluable. 95% of agents nowadays are good just for opining a door for you, I make sure my clients gets a deal that's full of potential, that will be an asset in their lives and not a liability.

1. I price the house correctly so it can get the most exposure possible. In order to come up with the right price I will conduct a thorough market analyses of the houses sold in the neighborhood, study the active homes for sale in the same area and we will price your house together considering the condition and unique features of your own home compared to the market numbers. It's import to not overprice the house but put a high enough price to attract multiple offers in the shortest amount possible and let the bidding war do it's job.

2. We'll work together to stage your house and present it in the best way possible, I will market it in over 200 websites besides the MLS including platforms like Facebook, Zillow, Redfin, and Realtor.com. With my custom relocation study I'll focus the marketing budget towards the cities where most people in your neighborhood moved from. It will allow us to expose your house to the qualified buyers that would have the highest interest purchasing your house.

3. You will be part of the transaction as much as I am (I mean it). There will be no offer or communication with potential buyers that you won't be aware of. I'll keep you updated about your home's tours, feedbacks and offers daily and sometimes even multiple times a day and will go over every single offer we receive. I will unmask and present to you any hidden terms in each offer and we will together make a decision which offer would be the best to go accept as a main offer and which one as a backup.
